Job Summary:
Responsibility for the performance of all activities related to apartment rentals, move-ins and lease renewals interacting with prospective and current residents to achieve maximum occupancy. Activities include generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation and completing move-in paperwork and procedures in accordance with applicable laws and company policies. Leasing consultants also assist with the on-going relationship with the residents throughout their tenancy. This position operates within and contributes to an environment in compliance with Fair Housing laws and Equal Employment Opportunity.
Essential Responsibilities:
- Successfully market vacant units and renew occupied units
- Conduct market surveys to analyze competitors
- Track all telephone and office traffic
- Conduct property tours to prospective residents demonstrating the property’s amenities
- Follow-up with potential residents who are up for renewal until the lease is “closed”
- Conduct credit checks and income verification's on prospective residents while maintaining complete confidentiality
- Draft leases for new residents and renewals for current residents
- Walk vacant unit/inspect and report any repair items in show apartments/models
- Prepare welcome packages for new residents/resident connect
- Schedule move-in/move-outs (elevators, keys, etc.)
- Provide customer service to current residents
- Plan and coordinate events to promote resident retention
- Process maintenance/work orders
- Maintain control in emergencies
- Check-in all resident packages delivered to the office.
- General administrative duties (i.e. filing, answering phones, mail, faxing, email, collecting rent)
- Attend and participate in property staff meetings
- Efficiently multi-task and prioritize various activities
- Completion of internal training
- Performs other duties as assigned by Management.
Qualifications:
Educational Requirements: High-school diploma/GED
Work Experience: 3 yr. of apartment leasing experience
Other Skills and Abilities:
- Administrative Skills- Answering phones, filing, typing, emailing correspondence, faxing, mailing and data entry
- Analytical Skills- Analyzing leases, work orders, identifying discrepancies on invoices, evaluating prospective residents’ needs and how to resolve them
- Communication/Language Skills- Written/oral communication with staff and residents, interaction with vendors and marketing contacts, policies and procedures
- Computer Skills- Excel, Internet, Outlook, Word, and MRI
- Coordinating Skills- Scheduling resident activities, prospective resident appointments and prioritizing tasks
- Creative Skills- Marketing presentations, sales, and leasing
- Mathematical Skills- Calculating lease balances, move-in costs, credit/debit to income, pro-rating leases, calculating special rates (i.e. pets and garages)

Must be available to work the hours of Monday through Friday - 9:00 am to 6:00 pm and Saturdays every from 10:00 am to 5:00 pm.
This is a full-time position that offers hourly compensation and commission.

Job Summary:
Apply maintenance skills and customer service skills to ensure overall maintenance of the property to ensure that all physical aspects of the property meet all applicable laws as well and the company’s established standards. Troubleshoot and repair all aspects of the property and its units; plumbing, electrical, heating/cooling, carpentry, appliances, painting and drywall. Work may be performed independently or as part of the maintenance team. Essential Responsibilities:
- Troubleshoot work orders daily for residents prioritizing the work orders and ensuring they are completed in a timely fashion.
- Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.
- Maintain the exterior grounds of the property and conduct seasonal duties such as snow removal or pool maintenance.
- Conduct walk-through of the entire property to ensure everything is in working order: if not, take the appropriate steps for correcting.
- Be available for quick response to Company needs. This position is required to perform on-call duty as scheduled. Will be required to carry a cell phone to respond to emergency calls or if have a landline, will be required to sit by the phone in order to respond to emergency calls.
- Attend staff meeting as required or requested.
- Appliance Repair- Trouble shooting and repair of parts, clean lint screen in W/D, pumps and transmission, water heater troubleshooting, repair and replacement.
- Carpentry- Proper use of hand and power tools, cabinetry, door handing include installing hardware, closers, hinges, drywall repair and replacement, window repair and replacement, shelving installation.
- Electrical- Able to replace outlets, switches, light fixtures, circuit breakers, photocells, ballasts, understand and use basic test equipment, knowledge of fire and security system operation.
- Housekeeping- Understand and use MSDS, use cleaning chemical cleaning as required, maintain cleaning equipment.
- HVAC- Filter changes, coil cleaning, pump replacement, ability to troubleshoot using schematics and wiring diagrams, maintain a type IIEPA certification understanding of how to use pressure gauges, charge, evacuate and change out condensing units and air handlers.
- Plumbing – Basic plumbing repair on copper, PVC, cpvc, toilets, pump replacement, replacement of fixtures, calves, water heater troubleshooting, repair and replacement, ability to use electric auger or snake.
- Pool/Spa Care – Filter cleaning, pool cleaning, chemical testing, knowledge of all shut-off, first aid, signage and pump motor repair and replacement.

Qualifications:
